Minimum FICO Scores Removed on an Eligible Refinance Program
Most refinance programs start with a hard cutoff: if your credit score is under the lender's minimum, the application stops there, no matter how much equity you have or how steady your income is.
This program removes that cutoff. There's no minimum FICO score, so instead of a quick "no" based on one number, your whole file gets a real review.
What "no minimum FICO" doesn't mean
It isn't guaranteed approval. Credit history and all other program requirements still apply, and eligibility is subject to underwriting. Tania will be straightforward with you about whether it's a fit.
Homeowners Who Were Told "Your Score Is Too Low"
If your credit score was the main reason you couldn't refinance, this program may open a door that was closed before.
Previously turned down
Declined by another lender because your score was below their cutoff.
Rebuilding credit
Past late payments, collections or a rough stretch that's dragged your score down.
High-interest debt
Want to use a cash-out refinance to pay off credit cards or personal loans.
Need home repairs
Roof, furnace, windows or other projects you've had to put off.
A cash-out refinance uses your home as collateral and may extend your repayment period. Tania will show you the new payment and long-term cost before you decide.
Cash-Out vs. Rate/Term: Which One Fits?
Both are eligible on this program. Here's the difference.
| Cash-out refinance | Rate/term refinance | |
|---|---|---|
| What it does | Replaces your mortgage with a larger loan and pays you the difference | Replaces your mortgage with a new rate and/or term |
| Cash to you | Yes, lump sum at closing | None (or very little) |
| Monthly payments | One mortgage payment | One mortgage payment |
| Common goals | Pay off higher-interest debt, repairs, renovations, big expenses | Lower your payment, change your term, switch from an adjustable to a fixed rate |
| Depends on | Home value, current balance, program limits | Current rate and terms vs. what's available today |
General information only. Your actual loan amount, rate and terms depend on appraisal, credit history, income, program guidelines and underwriting. Credit score typically affects pricing.
What Underwriting Still Looks At
With no score cutoff, the rest of your file matters more. Having these ready helps Tania give you a clear answer faster.
- Your credit history. Not just the number: recent late payments, especially on your mortgage, and any major credit events.
- Income you can document. Pay stubs, W-2s, tax returns or other proof that supports the new payment.
- Your home's equity. Appraised value compared to what you owe, especially for cash-out.
- The property. Type, condition and occupancy all factor in.

No Minimum FICO Refinance Questions
Can I refinance my mortgage with a low credit score?
Possibly. Swift Home Loans offers an eligible refinance program with no minimum FICO score, so your score alone does not automatically disqualify you. Your credit history, income, equity, property and all other program requirements are still reviewed, and approval is subject to underwriting.
What does "no minimum FICO score" mean?
It means the program does not set a minimum credit score cutoff. Instead of declining an application only because the score is below a number, the full file is reviewed. It does not mean guaranteed approval: credit history and all other program requirements still apply.
Can I do a cash-out refinance with no minimum credit score?
Yes, on the eligible program both cash-out and rate/term refinances are available. A cash-out refinance replaces your current mortgage with a larger loan and pays you the difference at closing. The amount available depends on your home's appraised value, your balance and program limits.
I was turned down for a refinance before. Should I apply again?
If you were declined mainly because your credit score was below a lender's minimum, it is worth having Tania take another look. She can review why you were declined and tell you whether this program may fit before you go through a full application.
Will my rate be higher with a lower credit score?
Usually, credit score affects pricing, so a lower score can mean a higher rate or costs than a borrower with stronger credit would see. Tania will show you the rate, payment and closing costs up front so you can decide whether the refinance makes sense for you.
Does checking my options hurt my credit?
A first conversation with Tania about your goals, equity and situation does not require a credit pull. When you are ready to move forward, she will explain the credit check before it happens.
