Beverly Hills is right next door to Tania's Birmingham office, and many of its homeowners have owned for years. Beverly Hills is a quiet, tree-lined village between Birmingham and Southfield, with mid-century ranches, colonials and Cape Cods on generous lots. Most of the village is served by Birmingham Public Schools, including Groves High School.
Many owners have built substantial equity, and many buyers are moving up from nearby communities, so Tania works with both sides: refinancing and equity for owners, and purchase financing for buyers.

Tania matches Beverly Hills buyers and homeowners with the program that fits their budget, timeline and goals.
A rate and principal-and-interest payment that never change for the life of the loan.
Government-insured loans popular with first-time buyers.
A benefit earned by eligible veterans, active-duty service members and surviving spouses.
Financing for homes where the loan is above the $832,750 conforming limit.
Buy or refinance a home and roll the cost of repairs and upgrades into one loan.
You may need far less than 20% down. Programs start at 0–3% for qualified buyers.
Zero-down financing in eligible rural areas. Addresses in Beverly Hills generally don't qualify, but Tania can check homes farther out.
Lower your rate or payment, or put your equity to work while keeping your first mortgage.

| Option | Down | Loan |

Estimate only, not a loan offer. Excludes closing costs, prepaids, financed fees and mortgage insurance. Program availability depends on credit, income, property and lender guidelines; 3% down is for eligible buyers.
Every refinance starts with a goal. Here's what each one typically takes. Tania will tell you whether the numbers work for your loan.
| What it takes | Watch out for | |
|---|---|---|
| Lower my rate or payment | A new rate meaningfully below yours, with enough savings to cover closing costs | How long it takes for the savings to pay back the costs |
| Pay off my home faster | Room in your budget for a higher payment on a 15- or 20-year term | Make sure the payment still fits comfortably |
| Drop FHA mortgage insurance | Enough equity to refinance into a conventional loan, ideally 20%+ | Today's rate compared with your current FHA rate |
| Switch from adjustable to fixed | Qualifying for a fixed-rate loan before your rate adjusts | Timing, so you refinance before a large adjustment |
| Take cash out | Equity above about 80% of value for conventional and FHA | A home equity loan may be better if your current rate is low |
General information only. Refinancing may increase total finance charges over the life of the loan. See how cash-out refinancing works on the cash-out refinance page.
In Michigan, taxable value uncaps when a home is sold, so budget on the new value, not the seller's tax bill.
A Principal Residence Exemption (Form 2368) exempts your home from up to 18 mills of school operating taxes.
A refinance isn't a transfer of ownership, so it doesn't reset your property taxes.
A full pre-approval tells you your price range and makes your offer stronger with Beverly Hills sellers.
It can be if a new loan meets a clear goal, such as a lower payment, a shorter term, removing mortgage insurance or switching to a fixed rate, and the savings cover the closing costs within a reasonable time. Tania can compare your current loan with today's options at no cost.
FHA mortgage insurance usually stays for the life of the loan when the original down payment was under 10%. The most common way to remove it is to refinance into a conventional loan once you have enough equity. With 20% or more equity, a conventional loan has no mortgage insurance.
If your current rate is well below today's rates, a home equity loan lets you keep it and borrow against your equity separately. If today's rates are similar to or lower than yours, a cash-out refinance can combine everything into one loan and one payment.
No. Under Michigan law, taxable value uncaps when ownership transfers, such as a sale. A refinance is not a transfer of ownership, so it does not reset your property tax bill.
Most of Beverly Hills is served by Birmingham Public Schools, including Groves High School. Check the district for any specific address you're considering.
Many refinances close in about 30 days from application, depending on the appraisal, title work and how quickly documents come back.
