Seven Ways to Lower Your Cash to Close

  • Negotiate seller concessions within your loan's limit (see the table).
  • Take a lender credit in exchange for a slightly higher rate.
  • Ask about down payment assistance. MSHDA's MI 10K offers up to $10,000 for eligible buyers.
  • Use gift funds from family, documented with a gift letter.
  • Close later in the month to reduce prepaid interest.
  • Shop homeowners insurance, since the first year is paid at closing.
  • Compare Loan Estimates line by line, not just the rate.

Michigan Specifics

Michigan Property Taxes and Your Closing

  • Summer and winter bills

Michigan property taxes are billed twice a year: summer bills generally go out July 1 and winter bills December 1. Your closing date affects how much goes into escrow.

  • Prorations follow the contract

How taxes are split between buyer and seller is set by your purchase agreement. Ask your agent and title company how bills are being prorated.

  • Taxes uncap after a sale

Your taxable value resets the year after you buy, so your escrow payment may rise. Budget on the new value.

  • File your PRE

A Principal Residence Exemption (Form 2368) exempts up to 18 mills of school operating taxes. File it by June 1 or November 1 to apply to that year's summer or winter bill.

FAQ

Michigan Closing Cost Questions

How much are closing costs for a buyer in Michigan?

Buyer closing costs in Michigan typically run about 2% to 5% of the purchase price, not counting the down payment. The total depends on the loan program, lender fees, title charges, the closing date and how much has to be set aside for property taxes and insurance in escrow.

Who pays transfer tax in Michigan, the buyer or the seller?

By custom, the seller pays both the state transfer tax ($3.75 per $500 of value) and the county transfer tax ($0.55 per $500), for a combined 0.86% of the sale price. The purchase agreement can assign it differently.

Who pays for title insurance in Michigan?

By Michigan custom, the seller pays for the owner's title insurance policy and the buyer pays for the lender's policy. This can be negotiated in the purchase agreement.

Can the seller pay my closing costs?

Yes, through seller concessions written into the purchase agreement. Limits depend on the loan: FHA allows up to 6% of the price, VA allows up to 4% in concessions plus normal closing costs, and conventional loans allow 3% to 9% depending on your down payment.

What are prepaid items at closing?

Prepaids are costs paid in advance rather than fees: interest from your closing date to the end of the month, the first year of homeowners insurance, and initial deposits into your escrow account for future property tax and insurance bills.

Does closing at the end of the month save money?

It lowers the prepaid interest you pay at closing, because you pay interest only for the days left in the month. It doesn't change the overall cost of the loan, and your first full payment comes due a little sooner.

When will I know my exact closing costs?

You receive a Loan Estimate within three business days of applying, and a Closing Disclosure with final figures at least three business days before closing. Compare the two and ask Tania about any change.
