The Numbers Behind Your Budget
Front-end ratio (housing)
- Principal and interest, property taxes, insurance, mortgage insurance and HOA dues
- Divided by gross monthly income
- Comfortable target: about 28% or less
Back-end ratio (total debt)
- Housing payment plus car, student loan, minimum credit card and support payments
- Divided by gross monthly income
- Comfortable target: about 36%; many programs approve higher
VA loans also use a residual income test, which looks at the money left over each month after major expenses.
How Interest Rates Change What You Can Buy
The loan amount a $2,500 monthly principal-and-interest payment supports on a 30-year fixed mortgage:
| Interest rate | Loan amount | Change vs. 6% |
|---|---|---|
| 6.0% | $417,000 | — |
| 6.5% | $395,500 | -5% |
| 7.0% | $375,800 | -10% |
| 7.5% | $357,500 | -14% |
| 8.0% | $340,700 | -18% |
Principal and interest only. Taxes, insurance and mortgage insurance are additional. A temporary seller-paid buydown can lower early payments; ask Tania how it affects qualifying.
Budget Mistakes to Avoid in Oakland County
Using the seller's tax bill
Taxes uncap after a sale. A long-time owner's bill can be thousands of dollars lower than yours will be.
Forgetting the PRE
Without a Principal Residence Exemption (Form 2368), you pay up to 18 extra mills of school operating tax.
Ignoring HOA dues
Condo and subdivision dues count in your debt ratio and can lower your price range noticeably.
Spending all your savings
Keep cash for closing costs (about 2%–5% of price), moving and a cushion for repairs.
Affordability Questions
How much house can I afford on my income in Oakland County?
A common starting point is keeping your total housing payment (principal, interest, property taxes, insurance, mortgage insurance and HOA dues) at or below about 28% of your gross monthly income, and all monthly debts at or below about 36%. Many loan programs approve higher ratios, often up to about 45% to 50% for strong applications, but a higher ratio means a tighter monthly budget.
What is a debt-to-income ratio?
Your debt-to-income (DTI) ratio is your monthly debt payments divided by your gross monthly income. Lenders look at the housing payment alone (front-end ratio) and the housing payment plus other debts like car loans, student loans, minimum credit card payments and child support (back-end ratio).
Why are my Michigan property taxes higher than the seller's?
Michigan caps how fast a home's taxable value can rise while one owner holds it. When the home sells, the cap comes off and taxable value resets to the state equalized value, which is about half of market value. Long-time owners often pay much less than a new buyer will, so always budget on the uncapped amount.
What property tax rate should I use for Oakland County?
It depends on the city or township and school district. After a sale, many Oakland County homes run roughly 1.5% to 2.25% of the purchase price per year with a Principal Residence Exemption. Ask your agent or the local assessor for the current millage for a specific address.
Does the loan type change how much I can afford?
Yes. FHA loans add an upfront and annual mortgage insurance premium, conventional loans with under 20% down add PMI, and VA loans have no monthly mortgage insurance. Each program also has its own debt-to-income guidelines and loan limits.
How do interest rates affect how much house I can buy?
Significantly. The same $2,500 monthly principal and interest payment supports a loan of about $417,000 at 6% but only about $341,000 at 8%, roughly 18% less buying power.
